I have done an All Pro Home Inspection on a newer home – lower than a year old.
The client couldn’t understand why there have been lots of stress cracks starting to occur throughout the interiors. Doors ran out of true and plumb were becoming hard to run, the floors steep and the hardwood floors started to display big gaps on areas.
After a geologist eliminated any soil problems I went into the crawl space to check things out.
It didn’t take very long to discover numerous framing oddities. There were clearly shims added to the sill plate to compensate for the uneven ground on areas, there were two sill plates added in at areas of the foundation rather than one, horizontal supports didn’t fall into line properly, large spaces were noted between the top of the concrete and sill plate.
All this odd job added up to the fact that someone was trying to compensate for a big mistake in the foundation.
After carrying out further investigation I discovered that the foundation had been poured five inches out of level from a single end to the other. The tried corrections were insufficient because the home was undergoing much more than usual settlement.
