I have done an All Pro Home Inspection on a newer home – lower than a year old.
The client could not understand why there have been a lot of stress cracks starting to take place all over the interiors. Doors ran out of true and plumb were turning into difficult to run, the floors sloped and the hardwood flooring began to show big spaces on areas.
Right after a geologist ruled out any soil issues I went into the crawl space to evaluate things out.
It didn’t take very long to find out a lot of framing oddities. There were clearly shims included with the sill plate to compensate for an uneven footing on areas, there initially were two sill plates added in at sections of the foundation rather than one, horizontal beams didn’t fall into line correctly, big gaps were noted in between the top of the concrete and sill plate.
All this funky work added to the fact that somebody was attempting to make amends for a major mistake in the foundation.
After performing additional investigation I found that the foundation had actually been poured five inches away from level from one end to another. The attempted corrections were inadequate as the home was undergoing more than usual settlement.
